How we help
Selling a rental property
We calculate the gain, deduct buying and selling costs and improvements, and file the 60-day return so you avoid penalties.
Selling your former home
Private Residence Relief can cover some or all of the gain on a home you lived in. We work out how much applies, including any letting relief.
Shares and investments
We apply the share matching and pooling rules correctly and use losses to reduce your bill.
Selling a business
We check whether Business Asset Disposal Relief applies and how the deal structure affects your tax. See our succession planning page.
Plan before you sell
- Timing a sale across two tax years to use two annual exemptions
- Transferring part of an asset to a spouse to use their exemption and basic rate band
- Claiming every allowable cost, from legal fees to capital improvements
- Using capital losses from earlier years
For crypto disposals see our crypto tax page. To estimate tax on a business sale, use our CGT calculator.
Capital Gains Tax FAQs
- Do I have to report the sale of a rental property within 60 days?
- Yes. If you are UK resident and tax is due on a UK residential property sale, you must report it and pay the estimated tax within 60 days of completion, as well as including it on your tax return.
- Do I pay CGT when I sell my home?
- Usually not, if it has been your only or main home throughout. If you let it out or used part of it for business, some of the gain may be taxable.
- What costs can I deduct?
- The original purchase price, buying and selling costs such as legal and estate agent fees and stamp duty, and the cost of capital improvements. Repairs and mortgage interest cannot be deducted.
- How much does a CGT return cost?
- We charge a fixed fee agreed upfront based on the number of disposals and how complex they are.
